Services Offered:

Packages 1-4 are for sellers who still need to hire a Realtor.

We are happy to create a custom package just for you based on your Real Estate or Staging needs.

1) Basic Package:

• Home placed in MLS (Multiple Listing Service)
• Sign Placed in Yard, if CC& R's allow.
• Install Lockbox on Property.
• Initial Consultation with Homeowner to go over comprehensive marketing analysis to determine market value of home.
• Sellers may add Staging Package for an additional fee.
• 6 pictures with descriptions and correct measurements are placed into MLS for client.

2) Premium Package:  In addition to everything in the "Basic Package" the "Premium Package" includes:

• Full color brochures prepared especially for you and provided for buyers when they visit your home.
• Brochure box provided for outside sign if homeowner desires.
• Open houses at client's discretion.
• Extensive internet coverage... home featured on most of our websites.
• Available Home Tours.
• 500 postcards sent out to nearest neighbors.
• email Flyers of home to top producing agents.
• Sellers handbook prepared especially for you the homeowner as far as what to expect during the process of selling your most important investment.
• A DVD for home viewing on the importance of pricing the home.
• Yard Sale signs provided for our clients.
• Written reports of lockbox activity as well as feedback from agents who have shown your home.
• Home Warranty provided to seller during listing period at no cost to seller. 
• Sellers may add Staging Package for an additional fee.

 

3) Exclusive Package: In addition to everything in the "Basic Package" the "Premium Package" the "Exclusive Package" includes: 

• Welcome to Our Home Book, a booklet prepared especially for you that informs buyers of special features of the neighborhood and your home.
• Your home featured in a select magazine publication
• The Goodrich Team will provide a Home Warranty to buyer at no cost to seller.
• Staging Consultation provided to sellers
• Sellers may add Staging Package for an additional fee.
• A DVD for home viewing on the basics of Home Staging.
• Full color DVD's provided for buyers who visit your home.
• Open house floral arrangements, candles, and culinary treats to create ambience in your home.
• Virtual tour (Tour Factory) linked to our websites
• Home featured on HomeDebut.com
• Home featured in our local farming newsletter and hand delivered or mailed to prospects.
• Financing booklet prepared by mortgage banker to show financing options.

4) Elite Package:  In addition to everything in the "Basic Package" the "Premium Package" the "Exclusive Package" the "Elite Package" includes:

• Appraisal of property to verify square footage and value of home paid for by the Goodrich Team.
• Home professionally Staged by ASP certified Home Stager.
• Musicians hired to play at open house.
• Home featured on StageHomes.com.
• Home featured on StageEffectsLLC.com.
• Special Marketing pieces designed especially for your home.

5) Staging Consultation:  

For those sellers who like to DIY, Stage Effects, LLC will prepare a detailed written report entailing what needs to be done in the house.  If Staging services are then needed the fee will be applied toward Staging costs.

6) One-Day Redecorating/ Rearranging:

Stage Effects, LLC will use your existing furniture and accessories to create a whole new look in your home.

7) Staging to Sell/ Lease:

Stage Effects, LLC will bring in furniture and accessories to attract potential home buyers or renters.  ASP Home Stagers are also experienced in using existing items already in the property.  We use our creativity to make the highest impact.  For Vacant or Occupied Homes.  Builder models or Apartment Complexes.

8) Personal Shopper:

Employ Stage Effects, LLC to buy new accessories or Furniture to redecorate a room or your entire home.

9) Floral Arranging

Employ Stage Effects, LLC to create gorgeous floral arrangements for you and your home.  Private instruction is also available.

10) Pet Sitting

Employ Stage Effects, LLC to pamper and take care of your pet while your home is on the market.
